The Property Site Manager is responsible to manage day to day operations of the property to ensure customer satisfaction, fiscal stability, and good physical condition


Core Responsibilities:

  • Site Management
    • Initial, annual and interim certifications
    • Review and approve rental applications and follow guidelines of waitlist management
    • Lease violations
    • Rent collection including providing receipts, ensuring timely deposits and following all accounting policies when tracking rent
    • Monitor the safety of the physical property including work orders
    • Maintaining up-to-date trainings
  • Tenant Relationships:
    • Tenant Engagement: tenant meetings, activities, and education
    • Eviction prevention and tenant stability
    • Developing and supporting tenant leadership roles
  • Manage all tenant information in the Property Management Software
  • Follow Tenant Selection Plans for new applicants
  • Ensure all move-in and move-out procedures are followed
  • Ensure all annual and interim recertification(s) are completed in a timely manner
  • Comply with all Fair Housing laws
  • Follow all ADA and Section 504 regulations and stay up to date on policy changes
  • Stay up-to-date with current regulations and guidelines for the applicable affordable housing programs
  • Support the Property Management Compliance Specialist in gathering timely data for all reports
  • Maintain open working relationship with Emergency Services in the community that benefit tenant and property safety
  • Maintain strong communication with Lead Referral Agency for Special Needs Referrals and on-going resources for tenants
  • Order and inventory office supplies for the leasing office
  • Other Duties as assigned
    • Attend all training as required by Compass Health, Accreditors and Funders
    • Regular attendance (except as excused)


Physical Demands     

While performing the duties of this job, the employee is occasionally required to stand; walk; sit; use hands to finger, handle or feel objects, tools or controls; reach with arms and hands; climb stairs; balance; stoop; kneel or crouch; talk and hear.  The employee must occasionally lift and/or move up to 25 pounds.  Specific vision abilities of the position include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to focus.  


The Property Site Manager will be supervised by the Sr. Director of Housing Operations.


Job Requirements


  • High School Diploma or GED required; Associates degree preferred
  • 1-3 years of Site Management of rental properties or similar experience
  • Experience with Property Management Software
  • Microsoft Office Proficiency
  • Exceptional verbal and written communication skills
  • Strong conflict resolution and critical thinking skills
  • Strong organizational skills
  • Ability to articulate and operate within the Housing First Model
  • Low Income Housing Tax Credit Certification Preferred or Certified Occupancy Specialist Preferred
